Elfindale market update: what homes are really selling for in 2026
Asking prices are everywhere. What homes in Elfindale actually sell for is the number that matters, and it is much harder to find. So I pulled the registered Deeds Office sales for Elfindale over the past 12 months and split them into freehold houses and sectional title homes. Here is where the market sits in mid 2026.
Freehold houses
The median freehold house in Elfindale sold for around R2,795,000 over the last year, across 23 registered sales. That is the midpoint, so half sold for more and half for less.
Elfindale sits at the premium end of this side of the Southern Suburbs, and the range is wide. Most homes sold between R2.02m and R3.85m, with the best properties pushing well beyond that. Larger, well-presented homes attract serious buyers who are willing to pay, but the price still has to match what the home actually offers.
Sectional title homes
Sectional title in Elfindale is thin. Only 4 sectional sales registered over the past 12 months, with a median around R1,312,500. With so few transfers, one or two sales swing the numbers, so treat this as a guide rather than a hard rule.
Limited stock and steady demand mean that when a good sectional home does come up, it tends to move quickly. If you are buying, you have to be ready to act when the right one appears.
What it means if you are selling
The pattern holds even at the premium end: homes priced inside the real sold range sell, and homes priced on hope sit. An overpriced listing does not just take longer, it quietly costs you money, because buyers learn to skip a home that has been on the market too long.
