Elfindale sits at the top end of the suburbs I cover, with bigger plots and the highest median house price of the three. Sales are fewer, so each one carries more weight, and a good home that is priced right does not wait long.
Registered Deeds Office transfers over the last 12 months, to October 2026. Real sold prices, not asking prices. Estate, court-order and family transfers are left out.

Only 10 sectional title homes registered here in the year, most of them in Regency Manor and Elfin Court. With so few, one sale can move the median, so treat it as a guide. House sizes are the plot; apartment and townhouse sizes are the unit.
Two houses on Appollo Way, next door to each other, on 540m² and 535m². Basically the same plot.
One sold for R1,800,000. The other sold for R1,500,000.
The deals were agreed about a year apart, so it's not a perfect comparison. It's still R300,000 between two neighbours. Condition, timing and how a home is marketed can move the price more than the address does.
That is why a valuation has to look at your actual home, not just the suburb average.
