Heathfield is the busiest of the suburbs I report on, with 77 registered sales in the last year. It has a bit of everything: freehold family houses on decent plots, and more sectional title sales than any other suburb I cover. That mix is why pricing here is easy to get wrong.
Registered Deeds Office transfers over the last 12 months, to October 2026. Real sold prices, not asking prices. Estate, court-order and family transfers are left out.

Sectional title outsold freehold here: 45 apartment and townhouse transfers against 32 houses. The busiest complexes were Bergvliet Vistas, Rochester Village, Fairglen and West Park. House sizes are the plot; apartment and townhouse sizes are the unit.
Two houses on Rochester Road registered between May and July this year.
One sits on 661m². It sold for R3,450,000. The other sits on 1,040m², nearly 400m² more land. It sold for R2,200,000.
Same road. The bigger plot went for R1.25 million less. Plot size is the number everyone quotes, but the house on it, the state it's in and how it's sold do most of the work.
