Southfield had the most freehold sales of the three suburbs I report on, and the tightest price band. Most houses sold within a few hundred thousand rand of each other, which makes an overpriced listing stand out to buyers very quickly.

Freehold is the core of this market: 49 house transfers against 18 apartments and townhouses. Half of all houses sold between R1.9m and R2.45m. House sizes are the plot; apartment and townhouse sizes are the unit.

One on Flambor Road, on a 248m² plot, sold for R2,489,000. One on Dirkie Uys Street, on 786m², more than three times the land, sold for R2,050,000.
The small plot won by R439,000. If you're using a neighbour's sale to guess what yours is worth, it might be the wrong one.
